When purchasing a home, you need money available for your down payment- usually 3.5% for FHA and 3% for conventional; as well as money available for your closing costs- usually 4-5% of the purchase price. While closing costs can be negotiated to be paid by the seller, the down payment money MUST come from your savings, retirement, gift from family, or a government approved down payment assistance program. My goal is to help you understand all the programs that you qualify for so that can get you into a home with your budget in mind.
Most of these funds that are available are simply "added onto" your loan once you have been approved for an FHA or Conventional mortgage. Therefore, by qualifying for the mortgage based on income, assets, credit, and employment, many of our buyers automatically have these programs at their fingertips. It costs nothing to get approved for a mortgage and there is no obligation. There are so many myths about home buying and getting approved for a mortgage. Most of my buyers are AMAZED at how easy it is to get approved.
I never say "no"... but I may say "not right now". Occasionally, there may be a reason why we cannot approve you for a mortgage (credit, income, employment, etc.). If this happens, I pledge to you that I will not simply drop you or leave you hanging... I will take the time to explain the issue and help you create a plan, or road map, to help you correct the issue. Then the ball is in your court to follow that path. I get asked that a lot. Bottom line is that the only thing I am "selling" is the opportunity to earn your trust and your business to be the loan officer to help you buy a house. There is no membership to buy, no application fee, no credit report fee or ANY other cost to you. I will never ask you to buy or pay us ANYTHING. My only goal is to earn your trust and your business so that when you are ready to buy a home, you are utilizing me and my company. I get paid once the loan closes and is transferred for servicing. Additionally, your Realtor will never charge you anything either. Your Realtor will get paid out of the commission that the seller is paying to sell the home. So as a buyer, your team is working for you at no cost!
As a full-service lender, we are approved to offer both USDA and VA mortgages. These programs typically do not require a down payment. If you are a Veteran or looking to buy in a USDA designated rural zone, I would be happy to help you with this as well.
